THE GOUDRONS DU QUÉBEC SOLUTION

Crack Repair – Residential Building

Cracks in a house’s foundation can occur for several reasons. Quebec’s extreme weather conditions are sometimes responsible for these cracks, as well as the freeze-thaw cycles that can cause ground movement.

Your house may also have been built on clay soil or poorly drained land. Additionally, the concrete used in your construction might be of poor quality or contaminated with pyrite. Finally, hurried backfilling during construction could have caused these cracks.

Whatever the cause of the cracks in your foundation, we have the solution.

Step 1: Analysis and Diagnosis

First, it is necessary to determine whether the cracks are active or passive. Depending on the diagnosis, the cracks can be repaired from the inside or the outside.

If the crack is superficial, an interior injection treatment with epoxy or polyurethane might be sufficient to repair your home’s foundation, although injection combined with the installation of an exterior membrane remains preferable.

For more significant cracks, the best solution will be to carry out repairs from the outside.

Step 2: Epoxy or Polyurethane Injection

Our technician will perform a pressure injection of polyurethane or epoxy inside the crack. Once the injection is complete, the crack will be filled from one edge of the foundation to the other.

To reinforce the repair, our technician will install steel reinforcements embedded in the foundation using mechanical anchors.

Step 3: Installation of Exterior Membranes

After checking the drainage, we will assess whether foundation waterproofing is necessary to prevent any recurrence.

To waterproof your home’s foundation, our technician will install membranes such as elastomeric liquid coatings and dimpled polyethylene sheets.

If pyrite is causing the cracks, the contaminated sections of the foundation will need to be removed and replaced.

Crack Repair – Commercial Building

A new building may develop cracks related to concrete shrinkage or somewhat hasty backfilling during construction. If the cracks remain stable, a simple repair is sufficient; however, if the crack is active, evolving, and spreading, prompt action is required to stop the issue.

Step 1: Analysis and Diagnosis

First, our team will study your foundation to determine whether the cracks are active or passive. Based on the diagnosis, they will choose to repair from the inside or the outside.

If the crack is superficial, an interior injection treatment with epoxy or urethane might be sufficient to repair the foundation of your commercial building, although injection combined with the installation of an exterior membrane remains preferable.

If the crack results from drainage issues or foundation settlement, repairs will be carried out from the outside.

Step 2: Epoxy or Polyurethane Injection

Our technician will perform a pressure injection of polyurethane or epoxy into the crack. Once the injection is complete, the crack will be filled from one side of the foundation to the other.

To reinforce the repair, our technician will install steel reinforcements embedded in the foundation using mechanical anchors.

Step 3: Installation of Membranes

After checking your building’s drainage, we may recommend waterproofing the foundation to prevent the cracks from recurring.

To waterproof the foundation of your commercial building, our technician will install membranes such as elastomeric liquid coatings and dimpled polyethylene sheets.

If pyrite is causing the cracks, the contaminated sections of the foundation will need to be removed and replaced

Why repair cracks by injection from the inside?

Repairing foundation cracks by epoxy or polyurethane injection from the inside offers many advantages:

No noise, no odor, no pollution

Does not require exterior excavation

Concrete strengthening using liquid epoxy

More flexible repair thanks to polyurethane

Can be performed year-round, regardless of the weather
